10 questions you should ask a remodeling contractor before assigning him the job:

1. Do you have a license?

Licensure doesn't guarantee that the contractor will do a stellar job, but it does improve your chances of finding one who knows what he's doing. Ask the contractor to show you proof of his current license.

2. Are you insured?
This ensures that, should he or any of his crew members damage your property in any way, the expense to repair it will be covered by the insurance company. Ask to see proof of a current policy.

3. Are your workers insured?
General liability will cover your property, but not injuries to your remodeling contractor or his crew. Ask if he carries Worker's Comp insurance.

4. Are you a local resident contractor?
Check to make sure your contractor is conducting business in your area for number of years with proven track record. Don’t get taken with fly by night scammers posing as contractors.

5. Are you a member of an organization?
Affiliation with the BBB or NARI (National Association of the Remodeling Industry) or similar organizations is a good thing.

6. Will you pull the necessary permits?
Before your home can undergo any major construction, building permits must be issued by qualified inspectors. If your remodeling contractor asks you to pull them or refuses to do it, this is a big red flag.

7. Do you offer a guarantee?
Because shoddy workmanship sometimes doesn't appear for several months after the job is completed, a reliable remodeling contractor will offer a guarantee of 12-36 months after completion of the project.

8. Will you be on the premises?
Some contractors parcel out their work to sub-contractors, and you don't want those people working on your house alone. Ask if he'll be checking in every day, and if not, who the responsible party will be.

9. Can I have a few references?
Any contractor should be more than willing to show a few references for you to check. Ask for customers who have worked with him in the last year or so, and call them to find out how they liked his work.

10. Are you going to make a mess?
Just about any construction project is going to create a bit of a mess, but how a remodeling contractor deals with that mess can make a big difference
